Lakes at Edgewater Goes Green
As opposed to a paper newsletter, the Lakes at Edgewater is using an online option! This will save on loads of paper and will hopefully be a fun and convenient tool for the community. If you have any information you would like added to the newsletter let us know!
Bikes and Grills
Please ensure your bikes are stacked/placed neatly outside of your door or on your patio. Residents with bikes and toys thrown down and in a disorganized manner will be fined during property tours and asked to place them inside. Stop on by the office to check out our NEW BIKES FOR RENT!!!
Please take care of and clean grills after usage that are located on Woodbridge Lane, Kellie Court and Edgewater Circle!
Also remember due to the structure of our buildings we have been asked to notify ALL residents that the use of storing of grills or open flames will not be permitted on the porches/balconies throughout Woodbridge Lane, Edgewater Circle and Kellie Court. The Bluffton Township Fire Department has asked that everyone please comply with this policy. Please remove your grill from patio/balconies. Thank you for your cooperation!

Notice to Vacates |
Just a reminder that per your lease you are required to provide a 60 day written notice to the office if you are not renewing your lease. We send out renewal letters reminding each resident of this, but it is your responsibility to ensure your notice is received by the office in time. If you are breaking your lease before it ends you are still required to provide a 60 day written notice and to pay a buy out fee. For questions please call the office!
Pool Rules/Regulations
No pets, bicycles, skateboards, or roller blades within pool fence. Dogs are not allowed in the POOL!!
Parents are responsible for the safety and conduct of children at all times. Pool Passes are REQUIRED to use the pool. Residents/Lease holders must be with guests at all times! Please follow rules/regulations so pool pass privileges are not revoked. Parties at the pool are NOT PERMITTED. No decorations of any kind are permitted inside the pool gates. Appropriate swimwear is required at all times. The use of life saving equipment is for emergencies ONLY!
People that are caught in the pool after hours WILL BE VIOLATED FOR TRESPASSING. Beaufort County Sherriff department will be called without warning!

Exterior Lights
We have recently noticed many exterior lights out while on routine walk throughs. Please note these lights are for safety and need to be on for security purposes. If your light bulb is burnt out please call the office and we will replace it. If your light bulb is unscrewed please put it back in working order. Please Keep all light bulbs in. Do not be taking them out! Thank you!
Recycling Center
Beaufort County does have convenience centers for recycling materials. There is a Convenience Center at 104 Simmonsville Road, Bluffton SC 29910. This Convenience Center is open Monday, Tuesday, Thursday, Friday, Saturday and Sunday from 7:30 am to 7:00 pm.
Garage 1 is closed as well. Please take furniture to the proper Recycling Center in Bluffton Area.
There is another Convenience Center at 26 Summit Drive on Hilton Head Island. This location has the same hours of operation as the Simmonsville Road. Sorry for inconvenience.

Community Reminders
We ask all our residents to exercise CAUTION with pedestrians in and around the community. Use caution with bikers /pedestrians and kids now that they are out of school when leaving property!!!
There is NO FISHING allowed in the Lagoons!
Power Washing will commence the first week of September, weather permitting. We will send out notices concerning when to expect your building to be power washed.
If you have a consistent maintenance issue and wait until the weekend or after business hours to call, UNLESS IT IS A MAINTENANCE EMERGENCY LIKE UNCONTROLLABLE WATER LEAK, A/C NOT TURNING ON OR HEAT NOT WORKING, work order will be put for the next business day during office hours.

Now that the warmer weather is here to stay DON'T FORGET POOL PASSES ARE REQUIRED TO USE THE FACILITY! Stop by the office if you need a pool pass. Lost pool passes will have a replacement charge. LEASE HOLDERS MUST ACCOMPANY GUESTS WHILE AT THE POOL.

October Birthdays!
Lakes at Edgewater would like to give a BIG SHOUT OUT to all the October birthdays! We hope everyone has a wonderful day!
Exterminator
Hilton Head Exterminators spray the outsides of the buildings monthly. If you need a re-spray inside of your home simply call the office to get added to the re-spray list. The exterminator typically comes once a week for inside re-sprays. Thank you!
Rent
NO MONEY ORDERS WILL BE WILL BE ACCEPTED AS PAYMENT MOVING FORWARD. If you need a WIPS card we have them in the office. This is an easy alternative to using money orders. We will still accept checks, cashier's checks, and online payments in addition to the WIPS payments. Thank you! Just a reminder that rent is due by the 5th of every month. Rent checks left in the door will not be accepted and will be shredded upon retrieval.
Trash
We try our best to keep our community clean and bright for everyone. Lets start off this new year on the right foot! Trash on patios and balconies has been an issue recently. Also trash is being left in front of the trash compactor which is another issue, those seen doing this will be fined. Cameras will be installed to monitor the garbage compactor and residents leaving trash bags outside the compactor will be fined $100.
We would just like to remind everyone that having trash on your porch or balcony will result in an automatic fine charged to your account if the issue is not rectified. Maintenance will be conducting more frequent property tours to eliminate these issues. We need everyone's help to keep our community clean!

Surveillance Cameras
To prevent misconduct and vandalism we have installed cameras at the pool, screened in porch, fitness center, and clubhouse. These cameras are on and recording at all times. We have worked hard to make the amenities area nice for everyone and we want to keep it that way. Those who vandalize will be recorded and reported.
Resident Referral Program
We at the Lakes at Edgewater love resident referrals! If you refer friends or family members to our property and they sign a lease you can get a $300 referral bonus off of your rent! Make sure they include your name on their applications!

Guest Parking/Work Vans
Guests are more than welcome to visit our community, we do ask, however, that your guests do not park or take spaces in front of buildings for residents. Have them park away from the buildings. Please be considerate of your neighbors.
As a reminder. No work vans are allowed on property overnight. Work vans will be towed at owner's expense. Also vehicles that are not working should not be left. These vehicles will be towed at owner's expense!!!

In October we will be implementing a parking sticker program for vehicles registered with the office by lease holders. We will send out notices concerning what documents will be needed to receive your sticker for your vehicle.

Pet Pick Up
Please pick up after your pets especially in the summer time. To avoid an unpleasant smell residents need to make sure to dispose of the pet waste in the appropriate Dogi Pot containers. Residents who leave pet waste by their doors will be fined.
